Commercial Door Maintenance: Tips for Longevity


It's not often that a business owner thinks about their doors, but they're one of the most important visual and functional elements of a building.


First impressions are vital, so you want to make sure your customers have a good experience before they enter. Welcoming front doors help attract more customers so you want to ensure people don't have any issues opening them. As such, it's important to maintain them properly.


Here are some key tips that will help you properly maintain your commercial doors :


1.Keep Them Dry


Moisture can cause a lot of damage so you want to avoid any water intrusion. Most doors are sealed to protect from this, but there can still be issues. Grout and concrete-filled frames tend to be more susceptible to holding water, so you should be careful if your door has either of these in the frame.


It's also important to be careful when cleaning your doors. They typically have drip guards to protect against rain, but water from a hose, for example, can bypass these, especially if the door isn't properly sealed. You'll want to keep your doors clean, just don't overdo it if you're using a hose.


2. Paint and Seal Doors


Painting and sealing can help improve door lifespan and it's is very cost-effective. This is especially important for external doors as it will help protect them from the elements. Without protection, door frames can be prone to rust, which can cause a lot of damage.


Oil-based paint is one of the best options, however be sure to let it cure properly between coats. This will provide a durable, long-lasting barrier that will protect your doors.


3. Lubricate, Tighten and Clean Door Hardware


A regular maintenance routine will keep your doors in good working order. This helps prevent any unexpected issues that could interfere with business operations.


Commercial doors go through a lot of wear and tear, so you should regularly lubricate them with WD-40. This will stop parts from wearing down, keep hinges from squeaking and even prevent rust.


You should clean out the keyholes about once a year with dry lubricant spray. For most other moving elements, a soapy rag should be fine. Try to avoid chemical cleaners as they can be abrasive and may do more harm than good.


4. Control the Door Properly


When you buy a new door, you may quickly notice how roughly it gets treated. People will kick them open and slam them shut, you can prevent this with one of our automatic door operators.
